Murcia University Student Apartments ULYSS are located close to the main campus of Murcia University adjacent to current halls of residence. The apartments are designed for student occupancy only and are not availiable for personal use.

This project is primarily for property investment purposes only and carries a 6% index linked rental guarantee paid monthly for a minimum period of 10 years with options to roll on for further 10 year periods.
The rental contracts are signed at the same time as the exchange of contracts on the property giving the investor security when purchasing the property that the rental offer and conditions will be fufilled by the developer. 

The developer is a well respected profesional company with experience in this type of product and currently has a similar project in Alicante University which has been completed to date and is now fully operational. The company has also released two other projects of the same type in Malaga and Granada.

In most cases the monthly rental return is sufficent to pay a mortgage of up to 50% of the property purchase price. The rental income is paid net of all costs except the annual IBI tax on the property which is a negligable amount.

One feature of this type of property investment which makes it unique to normal investments in the spanish market is the return during the first 2/3 years of the IVA Tax (Spanish equivilant of VAT) which accounts for 16% of the property purchase price.

IVA / VAT REFUND 

The IVA which is the Spanish equivalent of English Vat is at 16% on these properties as they are considered a commercial investment as opposed to a residential or tourist investment which is normally charged at 7%.

IVA is charged in Spain on nearly all property transactions and must be taken carefully into consideration when buying a Spanish Property.

The advantages with this product over over a normal investment for residential or tourist use is that this IVA is reclaimable after the second year of the investment which is handled on your behalf by the developer.

So effectively in the long term the purchase is IVA FREE making it a very attractive investment option compared to the normal off plan tourist or residential investment in Spain which have to show and initial capital growth of 7% just to break even on the costs of the purchase.
